As people enter their senior years, they often discover they no longer want or need to live in a sprawling home. Their children are grown and out of the house, which can create an expansive amount of unused space. Older homeowners also may desire a simplified layout that makes it easier to get around and requires less upkeep and maintenance. What’s more, retired seniors living on a fixed income may wish to avoid the extra expenses that come with larger homes.

As people enter their senior years, they often find that the once-ideal family home no longer suits their lifestyle. With grown children living independently, rooms go unused, and maintenance demands become overwhelming. Many retirees—especially those on fixed incomes—seek smaller, more manageable spaces that are both comfortable and cost-effective.

This is where today’s modular options shine. Modular homes offer seniors a modern solution for downsizing while maintaining independence, safety, and comfort.

Why Modular Homes Are Ideal for Senior Living

Unlike traditional site-built properties, modular homes are constructed in sections at a factory and then transported to the home site for assembly. This method provides greater quality control, faster timelines, and often lower costs—making them an excellent fit for seniors looking for a smart housing solution.

As a leading modular home manufacturer, Westchester Modular offers an array of customizable modular homes for seniors, including compact designs tailored specifically to aging-in-place principles.

The Rise of the “Granny Pod”

One of the most popular senior-friendly prefab homes today is the granny pod. These compact, self-contained manufactured homes feature all the essentials:

Living space

Kitchen

Bedroom

Bathroom

What sets granny pods apart is the inclusion of senior-focused elements like padded floors, handrails, and low thresholds. Their small size allows for backyard placement—often at the home of a senior’s adult child—providing privacy and independence while still allowing families to remain close.

Modular In-Law Additions for Aging Parents

Another creative housing alternative is the modular in-law addition, also referred to as “ECHO housing.” These are essentially modular apartments that attach to a primary residence—usually the home of a family member. Developed from the Elder Cottage Housing Opportunity concept proposed by AARP in the 1980s, they blend convenience with dignity for aging loved ones.

Like granny pods, these modular additions are fully equipped with senior-friendly features and can be removed, relocated, or sold once they’re no longer needed—offering flexibility for future use of the space.

Design Flexibility for Every Lifestyle

Seniors exploring downsizing can choose from various modular ranch and colonial modular homes that offer single-floor living and open layouts—two features often recommended for aging homeowners. Whether your style is modern, traditional, or somewhere in between, today’s modular home builders provide unmatched flexibility in layout and finishes.

Explore Before You Build

Not sure if a modular home is right for you or your loved one? Westchester Modular offers in person factory tours and live virtual tours, so you can witness our build process and evaluate our craftsmanship firsthand. From selecting the right plan to final installation, our team will guide you every step of the way.

Westchester Modular Homes is a trusted modular home manufacturer serving the Northeast with over 8,000 homes built. Our homes are designed to meet the diverse needs of today’s homeowners—including seniors seeking safety, independence, and comfort in their golden years.

The first thing you should know is that no modular manufacturer is the same. Selecting a modular home manufacturer is similar to most any buying decision you make; there is the good, the bad and the ugly. Manufacturers come in a range of sizes from small to medium to large. Some build literally over a thousand homes per year and others less than a few dozen. Some manufactures specialize in dealing with a very custom product and others may be limited in their options and amenities. Most manufacturers are limited in the geographic area they market to and are generally limited to a 300-mile radius that they can ship due to cost considerations. Also, manufacturers typically have different series of homes that focus on various design applications, such as vacation homes, custom homes and even multi-family homes.

When choosing the right manufacturer for you, be sure to take an “apples to apples” approach when comparing the materials used in the building of your new home. All manufacturers build to a different standard specification. Some start with a bare bones specification in order to provide the lowest cost possible, however, you can purchase options a la carte to obtain a better spec. Others begin with a much higher standard but may have a higher base cost up front. For example, some manufacturers use all plywood construction and others use OSB; some use 2×4 exterior walls while others use 2×6; and some use high insulation values exceeding code requirements and others provide just enough to meet the code. The list can go on and on…

Once you have a comfort level with the “Nuts and Bolts” of the construction of your home, consider these tips in choosing the right manufacturer.

1. First Impression

Does the manufacturer’s website answer your questions? Are you able to access the floor plans, photographs and options that satisfy your needs? Are they transparent? Do they engage in social media? Are you getting the information that you need to come to a decision? If you ask them a question, how quickly do they respond to you?

2. Check Them Out

Consult friends, neighbors, the Better Business Bureau, pose questions to online discussion groups, look at Facebook etc. Keep in mind that you are never going to get all thumbs up or five stars. Take comments with a grain of salt. People are more likely to complain than give compliments, especially online.

3. What’s Their History?

How long have they been building homes? Ask specifically how long they have been building modular homes, not RV’s or mobile homes. Typically those companies that have been around longer, have their systems and production techniques down pat and are better organized.

4. What If Something Goes Wrong?

There is no such thing as a perfect house. Some problems can be expected. Ask what is the manufacturer’s warranty on the home and their responsibilities after you acquire the home.

5. Tour the Plant

Take advantage of touring the plant. The experience can be very worthwhile and extremely informative. You will not only be able to compare the manufacturer specifications but you will also get a feel for the attitude of the company and the kind of quality put into each home. Ask a lot of questions and ask to speak to some of the factory workers. If you are able, bring along a building professional if you can for added expertise and input.

6. Trust Your Gut

What is the feeling when you visit the plant and office? Ask questions like: “What is it like to work here?” While you are in the plant pay attention to the attitude of the workers on the line. Observe, do they go about their work with competence, skill and vigor, or does it appear like drudgery to them? If it is the latter it can be symptomatic of larger problems in the workforce that could result in inattention and poor workmanship.

7. Do You Hear Yes More Than No?

I think you will agree hearing a Yes is much better than hearing a No. When No is the answer you are give do they give you alternatives? Some modular home companies can be very rule laden and rigid. Many times their No’s are merely for the sake of their own production benefit. Other times the No’s are necessary, well reasoned and rational. It is up to you to discern what you are able to concede and what your most coveted “Must Haves” are. Remember you are the customer and it is your right to ask why?

8. Are They Green?

Green is not going away and down the road it can save you a significant amount of money? Most modular homes are intrinsically energy efficient by the manner in which they are constructed and are very resourceful in their material usage when compared to site-building. Does the manufacturer go the extra mile and have energy-efficient options. What are the things that need to be done on the jobsite? Am I eligible for credits from my local electric utility?

9. Customization

If you come to the manufacturer with your own plan will they attempt to make it work or will they try dissuading into choosing an off the shelf stock plan. Can you attain the degree of customization and detail that you expect? Are your needs being listened to? Do they use Chief Architect to help you visualize and help you custom your design the home?

10. Does the manufacturer take responsibility for the set of the house?

A manufacturer could build a flawless house in the factory but if the house is not set on the foundation properly it could mean trouble. Be sure to ask your manufacturer if they set the home with their own crew or do they leave this up to the local builder.

By now you might be scratching your head; why do I need a local builder if I already have a manufacturer? Please note, that in most all cases you will not purchase your home directly from the modular manufacturer. You will purchase it from a local builder who the manufacturer has authorized to market and build their homes. If you contact a manufacturer they will refer you to a homebuilder that is a part of their network that is closest to you. The local builder plays a vital role in the building of your new home. From engineering the land, working on your home design to fit your lot, spending the time with you to customize your design, preparing the site to accept the home and the complete finish of the home after it is set on the foundation.

These are just a few of the things that came to mind that we thought might be helpful. We are sure there are many more. The importance of selecting the best manufacturer for you should not be diminished. Getting this decision right is probably one of the most essential factors in building your new dream home.

Island homes and modular construction are a perfect match. However, scheduling and coordination are key to not sinking.

Building on an island is a highly-coordinated dance.

The need to barge modules across the water complicates scheduling. It can also lead to weather delays and other logistical headaches.

The fact that many islands are tourist destinations can cause delays during the busy summer months.

Despite these difficulties, modular has real advantages for an island build. A modular home can be finished for less, thanks to the high cost of shipping building materials for a site-built home.

It sounds simple enough. Build a volumetric modular product, load it on a truck, then put it on a barge and ship it to an island. Highway travel, ocean travel – same difference, right?

Not quite. The process of building modular homes on an island does pose additional risks and challenges. Island modular builders assert, however, that the lower cost of building and delivering modular compared to the costs of an island on-site, stick-built home outweigh the difficulties.

Modern architecture emerged in the early 20th century, defined by clean lines, open spaces, and a break from ornamental excess.

The Colonial home is one of the most beloved and enduring residential designs in American architecture. Spanning several centuries and integrating numerous styles, Colonial homes offer a versatile, charming, and historically rich template for building your dream home.

Today, the tradition lives on through colonial modular homes, which preserve the elegance of the past while incorporating the construction efficiency of the future. Backed by leading modular home manufacturers, these homes blend classic aesthetics with modern quality, offering a truly unique housing experience.

The History of Colonial Homes

American Colonial homes trace their origins to the 17th and 18th centuries, when settlers brought architectural influences from Britain, Spain, France, and the Netherlands. These early homes reflected the structure and culture of their builders’ native lands.

As America’s identity evolved, so did the Colonial home. In small towns throughout New England, “Saltbox” colonial modular homes emerged as a local fixture—simple yet iconic, their design forever connected to the region’s rustic charm.

The Colonial Revival movement of the late 19th century renewed interest in these homes, combining nostalgia with practicality. Today, this style remains a favorite for families seeking a blend of heritage, comfort, and enduring design—especially when executed with the efficiency of modular home builders.

Design Features of Colonial Modular Homes

Modern colonial modular homes are not replicas—they’re refinements. Homeowners can enjoy the stately symmetry, pitched roofs, and central fireplaces of traditional Colonials, enhanced by the flexibility of modular options.

What sets these homes apart is how customizable they are. Whether you’re adding energy-efficient windows or selecting period-accurate trims, working with experienced modular home manufacturers ensures you achieve historical style without sacrificing modern comforts.

These homes pair beautifully with open-concept interiors, offering space for modern living while preserving timeless charm. Looking for more options? Westchester Modular also offers modular ranch layouts, modular apartments, and other prefab homes to suit various preferences and budgets.

Modern Elements in Today’s Home Design

While Colonial homes remain rooted in tradition, modern modular construction allows homeowners to integrate contemporary features:

Neutral color palettes accented with bold design touches

Open floor plans and minimalist interiors

Energy-efficient systems and high-tech appliances

Wide windows for natural light and ventilation

These enhancements are not just aesthetic—they’re functional. Whether you’re building a colonial modular home or exploring other modular options, your layout can reflect both your personal taste and lifestyle needs.

It was 2008, and the housing market had tanked, along with the rest of the economy. Bill Potter, a traditional builder on the Island, needed a good idea. He and his wife Terry, half of the then Potter Construction team, brainstormed and came up with an interesting “what if” question.

Their “what if” idea was to marry modular construction with onsite building practices to allow customers to custom-design their houses, free of size and design restrictions, at an attractive price in a skittish economy.

“But we needed a modular building partner who was willing to work with us, to change their business practices to accommodate the need of clients here,” Mr. Potter said in an interview last week at his office in the Airport Industrial Park.

The idea was not exactly original: In the late 1960’s, well-known architects and builders produced close to 200 beautifully-designed “modular” type houses on Martha’s Vineyard. But in the decades since, “modular” came to have a different connotation, and it wasn’t positive.

The Potters made a list of seven modular construction companies in the Northeast and pitched them all on their notion. Six said no, but Westchester Modular Homes in Wingdale, N.Y., on the New York/Connecticut border, said yes, and the two companies began to shape their cultures and approaches into what has evolved into a full-service approach to building homes and offices.

“We’d been doing some green building, and we wanted to continue doing that, as well as offering more design choices, and Westchester was willing to adapt,” he said.

Potter Construction was a traditional builder with four employees; the company employed crews when it got a building contract. Potter Construction has since become Squash Meadow Construction Co. Its management team is now 10 people, and “on any given day, you’ll see 50 Island guys working at our work sites,” Mr. Potter said, debunking criticism that modular construction costs Island jobs.

The appeal of this hybrid process for clients is savings of 20 percent or more over traditional onsite building, and completion times of three months rather than nine months or a year.

The proof is always in the pudding, however. Julie Fay and her family moved into a Squash Meadow hybrid build recently. Ms. Fay, executive director of Martha’s Vineyard Community Services, spoke with the Times about her experience.

“This was a stellar experience for us. We bought our land last June, and we were fully moved in by September. Their computerized design system let us walk through every room [in the design phase] and see what our choices looked like. We got a realistic view down to appliances and interior details.

“We wanted a green design, and we had a contractor friend look over our shoulders every step of the way. Squash Meadow could do anything. Of course some choices involved a price tag, but it was an easy and predictable process,” she said.

The Westchester Modular website also contains lyrical endorsements, including from other Island clients.

Now, precision and planning are the linchpins of any construction job. Precise measurements, to 1/16th of an inch, are essential in any method of construction. And planning is critical. Things have to happen when they are supposed to, and in a necessary order. If you’ve ever had the experience of an electrical contractor chirping in your ear on Monday that he has to be in by Wednesday while you are staring at 1,000 feet of unhung insulation or sheetrock, you know the feeling.

And when precision and planning are happening in two places several hundred miles apart and involve an $8,000 barge trip, they better be right. That’s the magic in this story. A prime example of precision and planning partnership can be seen in a vaulted ceiling under construction at the new home of Featherstone Center for the Arts in Oak Bluffs, a 6,500-square-foot project Squash Meadow is building.

The space is constructed from two boxes provided by Westchester, on which Squash Meadow’s crew has built a peaked roof with skylights. You can see the snug marriage today in the open framing. In two months it will be seamless.

Mr. Potter builds 12 houses a year on the Island these days, and he’s learned the importance of a culture of partnership and planning. “We work together, both with Westchester and each other on the Island. Our crews know what they’ll be doing every day when they come to a jobsite. For clients, we’ve developed a full-service system, from architect to construction, that is interactive and accessible,” he said.

It’s difficult to assess what percentage of new homes involve modular or hybrid assembly, or its future impact, though the heavy-lifting work of creating a system such as Squash Meadow and Westchester have done probably means that both onsite building and hybrid building will continue to coexist in the future.

The argument for stick-built

This Island has talented and creative builders and architects because this place has unique client personalities, and also has unique architectural styles that require an ability to meet various criteria.

John Abrams, founder and CEO of South Mountain Construction Co., an architecture and building firm in West Tisbury, is a creative builder who has made his mark lately in building green and in creating an internal culture of excellence. He’s a guy who is thirsty for ideas, and has watched the evolution of hybrid building on the Island.

“We’ve monitored this construction form closely for the past 30 years. We emphasize five qualities in our work: aesthetics, energy efficiency, durability, health, and comfort. What we find to this day is that to get all five, at a reasonable cost, we can’t yet achieve with modular what we can achieve with onsite building.

“I often think now that if we were off-Island and could have a 50,000-square-foot manufacturing facility, we might be making modulars ourselves. In many cases, modular construction has not been built or installed well, but we also know companies like Squash Meadow, who are doing a fine job building quality products. We have a number of colleagues in the Northeast who are working hard to improve premanufactured housing quality. Modular doesn’t meet our standards yet, but I imagine in time it will,” he said.

From an architectural standpoint, Phil Regan, managing partner at Hutker Architects Inc. in Vineyard Haven, which also has offices in Falmouth and Boston, offered this perspective:

“The modular industry is an affordable option and historically a sort of bucket of parts in dimensions of two, four and eight feet built in units small enough to be shipped. There has not been a lot of design but that is changing.

“Modulars are not quite small houses now, but generally are under 2,000 square feet. Above that level, design plays a larger role,” Mr. Regan said.

“There is market demand for modular design but it seems to me that onsite construction and modular methods right now are like a pair of magnets drawn to each other but when they get close, the direction starts to shift. And in the future? “We don’t see any modular design in our office but we are interested,” Mr. Regan said.

Stephen Roberts, owner of 14 Bay View Drive, spent the day overseeing his new modular home being assembled on property he purchased last August.

Roberts worked with Westchester Modular Homes of Northeastern Massachusetts to design the house, which was manufactured last month at the company’s plant in Wingdale, New York, according to Joseph Enright, vice president of Westchester Modular Homes.

Roberts and his wife of seven years, Patricia Ward, purchased the property for $275,000, according to property records. The former home at the location was destroyed by a five-alarm fire in July 2016. The fire also destroyed the house next door.

Enright said four modules for the house were shipped out last week – a crane was on site placing the modules.”Everything’s going good,” Roberts said. “Everything’s coming together…Westchester Modular Homes did a great job. It’s amazing the efficiency of the process. There’s very little waste.”

“The original house at 14 Bay View Drive was demolished after the fire – Roberts said stones from the foundation were repurposed to build retaining walls with them.He had to go through a permitting process with the town for the project – the new house was kept in the same footprint as what the original house was in. He got his final approval in January and the foundation went in February, but crews took a month off in March because of the snow.

When Roberts moves into the house – he’s aiming for the end of June – it will be his fourth home on Bay View Drive. He moved to Swampscott and Bay View Drive in 2003, first living at 24 Bay View, followed by 11 and 2 Bay View Drive.

He said the ocean views are incredible on the street, and he loves the neighborhood and neighbors. Roberts and Ward were looking to downsize, as their kids are both at college.”We’re just trying to simplify life,” Roberts said. “We didn’t have to do this. We just chose to do this.”

In the meantime, the couple is renting short-term in Salem after spending the winter in Marblehead.

Roberts, who works as a home inspector for HouseMaster Home Inspections, has worked in construction all his life. He will be renovating the interior of his new home himself. He has renovated his past homes on Bay View Drive and flipped a house in Marblehead last year.

Roberts said he was “thrilled and excited” with the house coming together and can’t wait to move in. But he’s still got his eye on another house nearby, which is on Ocean View Road – he wants that to be his final home.

Howard Kipnes started Cedar Knolls Inc. over 25 years ago, building custom homes using conventional “stick” building methods. Conventional construction can be very unpredictable. Material availability, extreme Long Island weather, inconsistent labor and other factors can result in excessive delays, along with quality control issues and cost overruns. The former home at the location was destroyed by a five-alarm fire in July 2016. The fire also destroyed the house next door.

Kipnes knew there had to be a solution to his and his clients’ frustrations, and he began researching modular construction. It became clear to Kipnes that modular homes had many benefits over their “stick” built counterparts. Modular homes are built stronger, are more energy efficient, and are constructed indoors, ensuring that the materials that compose your home are never exposed to the weather. Modular manufacturers have stringent quality control, purchasing and material inventory procedures. In addition, by using modular technology your home will typically be completed in less than half the time of conventional building methods.

“Our Custom Modular homes vary in size from 1,000 square feet to more than 5,000 square feet. Their style can range from Contemporary to Victorian, and everything in between,” says Kipnes. “Our homes include vaulted ceilings, porches, decks and sunrooms, along with custom kitchens and baths. Every one of our custom homes is computer designed in our Ronkonkoma office. “Cedar Knolls supplies complete “turnkey construction” and is the local builder for Westchester Modular Homes Inc. (Wingdale, NY). By supplying “turnkey construction,” Cedar Knolls includes the architectural designs and plans, permit expediting, site work, modular components, all on-site finishes to your specifications, sanitary systems (including the new innovative/alternative systems) and utility connections, meaning that we’ll handle everything from the day your home is imagined to the day your family moves in.

In addition to a stellar 25-year reputation, Cedar Knolls also includes a 10-year warranty with every home.

As your family grows, you’ll require increased space in your home to accommodate their needs. You may be tempted to look for a new home that can fit everyone and everything. But if you love the house you’re in, that may not be your ideal option.

We encourage you to instead consider a modular home addition. Modular home additions offer several advantages:

It’s more cost-effective than purchasing another home

It’s less of a hassle than purchasing another home

It offers access to the latest building technologies

Cost-effectiveness

Depending on where you’re located, a home can cost a pretty penny. Here in the New York metropolitan area, a home for a family of four can cost several hundreds of thousands of dollars. That may not be feasible for many folks.

There are additional costs associated with purchasing a new home. Taxes and closing costs can add up, repairs known and unknown can crop up and break the bank, and the cost of moving can be an annoying monkey to shake off of your back.

Building modular room additions are a great alternative to buying a new home for a growing family. They allow you the opportunity to design your own floor plan, name your budget, and keep your children in the same school district. In addition, you may wish to add an extra story on to your existing structure. Many people choose 2 story modular homes to add spatial and visual diversity to your beloved abode.

Modular additions can be built rather quickly, giving you extra space when you need it the most.

Less Hassle

In addition to the financial burden of purchasing a new home, adding a modular room to your existing home represents far less of a time and energy commitment. Searching for a home that is the right size and condition for you and your family can take quite a while, and during your search, you may miss out on opportunities to spend a day with your children and/or friends.

In addition, you won’t have to concern yourself with the upheaval of moving your kids to a new school district. They may also develop an emotional attachment to your existing home and neighborhood, which can be tough to deal with along with the many other roadblocks searching for a new home can create.

Adding a modular addition to your home is, by comparison, an easy process. Pick a reputable modular building contractor to work with, consult with them regarding your design preferences and budgetary needs, and you’re good to go. In addition, modular additions can be built rather quickly, giving you extra space when you need it the most.

Access to Exciting Innovative Building Technology

An old home can carry with it a lot of charm, elegance and style. It can also represent a money trap. Classic houses were constructed during times when architects and builders had access to less-advanced techniques and materials, and replacing things such as walls and framing can be tricky and time-consuming.

With modular construction, you can take advantage of new developments in building technology. Opt for elements such as energy-efficient windows and doors, steel framing and blow-in insulation. These can all help make your home a more eco-friendly place that will save you money on energy bills.
